Home Remodeling Costs & Price Ranges

Remodeling a home can seem overwhelming when thinking about the process in its entirety. Where do you start? Design, material selections, permits, construction, inspections, etc., are all involved, and it can be confusing. Regardless of all other things, there is one element that everyone needs to consider: cost. How much will the job cost, and how much does one want to spend? Unfortunately, the two amounts rarely align.

What is a home remodeling project?

A home remodeling project is any change to your home that improves its functionality or overall design. This could be anything from adding on square footage to updating trim, paint, and appliances. While not all home remodeling projects are the same, there are general price ranges we work within at Lake Anna Homes for our remodel projects.

What affects the cost of remodeling?

Planned changes for the home

Addressing a kitchen remodel will cost more than a bathroom remodel every time. When thinking through the cost of your remodel, choosing what part of your home to update needs to rest on your wants and your budget. If adding on extra square footage isn’t in your budget, talk to your contractor about other options to make the existing space feel bigger.

Quality of materials

For luxury homes, the quality of your chosen materials for your home remodeling matters. Our motto? If you’re investing in improvements to your home, budget to ensure the materials you are incorporating will hold up over time with quality and with design.

Availability of materials

In today’s market, materials can be hard to get. When planning your home’s remodel, consider the timeline and ask your contractor to be transparent about how long the selected materials will take to order and arrive. This can be a hold up on certain projects but shouldn’t be a deterrent in pursuing your dream home.

Age of the home

Homes built before 1950 have many unforeseen conditions that add to the remodeling cost. With custom finishes and less templated builds, there are many design and material nuances to be found in the charm of an old home. This can be difficult to estimate upon first conversations, so make sure your contracted team can analyze your particular home’s condition on a case-by-case basis to give you a comprehensive picture on the cost of upgrades.

Location

From suburbia to the city out to the sticks, location matters. Remodel sites in an urban setting should plan to add up to 5% more on the total cost, as the environments tend to be more difficult logistically for a team and have higher permitting costs. While actual distance from your work team is something to take into consideration, accessibility of your lot is as well. Be realistic going into a home remodel regarding your home’s setting – including but not limited to the accessibility of the driveway/home, the topography of the lot, or if it’s a single family home or condo. Oftentimes, a condominium or townhouse renovation will cost between 5%-20% more than a single family home.

Team you hire

Finding a quality remodeling home contractor is of the utmost importance when thinking through cost. Finding the cheapest option might not yield the results you want, as timelines are often stretched and final results look like the the sticker price – cheap. However, finding the most expensive might not either. Some companies are overconfident and too comfortable to take the time to listen thoroughly and create a custom solution to fit your needs.

What are the most popular remodeling projects?

If a full home renovation is not in the budget or unnecessary, many people choose to invest in specific projects. By far the two most common remodeling projects are bathroom and kitchen remodels. Below you’ll find the costs associated with the most routine pieces of each of these remodeling projects along with the general price ranges we see for Lake Anna custom homes.

Below you’ll be able to browse estimated costs for bathroom and kitchen remodels for a single-family home in a typical suburban setting (accessible driveway, level lot, plentiful street parking, home built after 1960).

What is the most expensive thing when renovating a house?

As shown above, kitchen renovations and remodeling costs more than a bathroom remodel. Other costly renovations include in-ground pools with the necessary landscaping and roof replacements. That said, when considering in-home remodeling, kitchens and bathrooms are where most remodel funds go. One of the more costly parts of this is relocations and expansions, refacing cabinets, and addressing plumbing.

How to lower the cost of home remodeling project

Every project is different because of the uniqueness of the home, the quality of materials, the people associated with the project, and more. The more you cut corners on these pieces of the puzzle, the cheaper your project may be. When you consider looking at less expensive options across the board, know that this will affect your end result.

While looking to do-it-yourself projects can be tempting, be realistic and honest with yourself. If you’re great at painting but lack the know-how of power tools, hire out for professional guidance and help and offer to do finishing touches on your own to save a little off of the back-end.
